Public comment sought on residential density policy
The City of Armadale is proposing amendments to its Residential Density Development Policy which would restrict over-development and promote greening of local housing sites.
Members of the public are invited to provide feedback on the policy amendments via written submissions to the City by Friday 25 June, 2010.
Changes to the policy have been proposed following concerns raised about the design of some medium density development, including provision of sufficient open space around dwellings and streetscape amenity.
A Councillor workshop was held in February this year to discuss the issues, according to Armadale Mayor Linton Reynolds.
"The City has become a magnet for new development investment over the last five years, particularly in Armadale, Kelmscott and to a lesser degree, Seville Grove," Cr Reynolds said.
"While Town Planning Scheme No 4, which has been in use since November 2005, has addressed many of the issues relating to grouped dwelling development, its implementation is lacking in come cases.
"The proposed amendments include addressing over-development of sites by requiring that some units within a development be two-storey. or limiting the extent that ground floor areas may be built on.
"Another amendment requires an area of useable, communal open space be provided for developments of 12 or more units.
"Some additional clauses are also proposed relating to provision of trees on verges and within the property, fencing and other matters."

Notice of the policy changes will also be published in local newspapers.
Comments in writing can be submitted to the Office of Chief Executive Officer, City of Armadale, Locked Bag 2, Armadale, WA 6992 and must be received by close of business Friday 25 June, 2010.
